We are extremely proud of the quality and effectiveness of our details of sale, which results in higher numbers of those requesting to view. Applicants from all over the United Kingdom, and increasingly all over the world, send for many sets of details from many agents. This is then the starting point from which they make the decision whether to short list to view or not.
The question to ask is "how good and enticing are the details of sale when compared with the others". If you are already on sale study your details and ask would it make you want to view your business if you were buying?
We believe the details must be visually stimulating, with use of multiple and well taken photographs, to build up an enticing lure to those considering viewing. The details must contain all the information that today's more astute potential purchasers expect to see and be broken down into concise, well structured, easy to read, paragraphs.
Prospective purchasers do want know how it is staffed, why you are selling, what potential is still left, how long it has been in the present ownership, what times it is open, what refurbishments may have taken place, etc, etc, etc. It takes a lot of our time to prepare but we believe it is well worthwhile to maximise your chances of an earlier sale at the best price possible.
Unlike some estate agents, who concentrate on the merits of the home, we know why people seek a business. It is because they seek an income and it just so happens the business will often include a home. We therefore give equal prominence to both the home and the business. In addition we push the area, as it is the main reason why people seek to relocate to the Midlands.

Business Handled

The businesses we handle include freehold, leasehold and may, or may not, have living accommodation.
We concentrate on the sales of 'going concerns' for which we have an in-depth knowledge and these include retail business outlets and catering outlets (fish & chips, pizza, sandwich bars etc).
By only handling this restricted range of businesses we are able to continually become more experienced in these markets and be able to build lists of those who are actively looking for their ideal business and in this part of the country.

Costs

We seek no form of 'Up Front', 'Registration' or 'Advance Payment', in whatever form it may be disguised. We do not charge for standard advertising - even on our web site/s or Daltons Weekly. Occasionally we are asked to carry out additional, or specialist media, advertising which can be arranged. The fees are based on a percentage of the price but which excludes stock. The commission invoice is sent to the solicitor on exchange of contracts and becomes payable from the proceeds at legal completion or within six weeks of the exchange - whichever is first.

Sole or Multi Agent

We are happy to work as Sole or Multi Agent (only the agent that's sells earns the commission) on a 'minimum period' basis and for which we have a competitive fee structure.

Discretion and Confidentiality

Most of our clients seek confidentiality especially in respect of their staff, suppliers or customers and which is embodied in how we work. Even when we come out to meet you we will be absolutely discreet and can even 'dress down' to look less like an agent. Usually though vendors would pass us off as 'the man from the insurance company', or similar, which gives a valid reason to our taking photographs and measurements.

Appointment

We will make a mutually convenient appointment, which is confirmed in writing and outlines our terms.

Valuation

We will take into account trends, analyse the accounts to look at the pure profitability after removing personal, depreciation, finance, 'one off' and other such costs. We will consider the staff 'essentially needed' for a fully committed working couple whom are often are the typical profile of a purchaser. Other issues that affect the figure could be location, opening hours, amount and quality of fixtures, fittings and equipment, competition and that final factor of 'desirability'.

We advise what could be done to improve the price and maximise your chances of an early sale.

Signing Agreements

We expect nothing signed when we meet. Paperwork will be sent giving you chance to read it thoroughly.

National and Worldwide Advertising

Not only in the Daltons Weekly, read throughout the country, but on the Worldwide Web in full colour with full colour sales details e-mailed to interested parties.

Details of Sale

We include multiple colour photographs, full description of the property, business and potential. They are informative, stimulating and written to 'SELL' a business not just a home.

Existing Applicant Database

Many of which are on e-mail and by which facility we can send information to many hundreds of people and within minutes.

Property Listings

Every business is featured on our property lists, which are sent to every applicant to whom we are sending out any type of information throughout each and every day.

Viewings

We make appointments, to suit your convenience, but only once we have ensured the viewer can afford your business, we know their position with dependent sale/s and we ascertain their relevant experience (where it is felt necessary). We subsequently seek their feedback, which is immediately passed on to you.

Offers to Buy

We will notify vendors of all offers together with the financial and dependent sale position of that party. On acceptance, of the offer, we will issue full details to all parties in a simple understandable format. Apart from this 'memorandum of sale' we issue 'guidance notes' to both the vendor and purchaser - at the outset and with other important stages as they arise.

Leasehold Sales

In the case of leasehold sales we obtain references, which include personal, trade and bank. For the more demanding landlord we will prepare a mini CV, for the purchaser, in support of their request for the lease to be assigned.

Sales Negotiated

We negotiate an acceptable price, to the vendor, and monitor the sale through to an exchange of contracts and eventual completion. We obtain signed declarations from the intending purchaser and once to hand we check the facts including finance and dependent sale. This is direct with their broker/lender and estate agent.

Inventory

We advise on the preparation of an inventory, which is then typed and issued, by us, to all relevant parties.
